- Genuine clay brick with soldier coursing, arches, keystones, as per colour packages and elevation.

- Prefinished maintenance free soffit, fascia, ceilings of exterior front porches, aluminum eavestroughs and downspouts, as per elevation.

- Insulated metal front entry door with glass sidelights and grilles where applicable as per elevation.

- Thermal panel vinyl casement windows with decorative mullions on the front, sides and rear elevations excluding patio sliders and basement windows and as per vendor's plan.

- 25 year self-sealing asphalt roof shingles.

- Interior garage walls to be dry walled, taped and rough sanded as per Ontario Building Code requirements.

- Clad Sectional garage doors.

- 2" X 6" exterior wall construction (with R-20 insulation value.).

- Concrete foundation walls with damp-proofing spray and waterproofing membrane.

- All windows and doors to be fully caulked and/or weather-stripped.

- Precast concrete front walkway and steps as per vendor's plan.

- All exterior door sills are poured concrete.

- Sodded lot where applicable, street trees and foundation plantings, as per plan.

- Some homes may require railings installed on the front porch and to grade, depending on the grade conditions as per Ontario Building Code requirements.

- Two exterior hoses bibs as specified by vendor, one at rear and one in garage.

- Exterior colour packages have been pre-selected for maximum architectural integrity.

- Ceiling heights to be 9' feet on Main Floor (except at dropped ceiling area(s)).

- Direct vent natural gas fireplace with white lacquer mantel (as per vendor's samples)

- Separate shower with marble sill and jambs as per plan.

- Ceramic tiles for main bath tub enclosure walls, ensuite tub deck (where applicable), and shower walls, from vendor samples.

- In master ensuite, floor tiles will be installed on tub face and tub deck (where applicable) and wall tiles will be installed on the tub back splash (approximately two rows).

- Wall mirror over vanity in bathrooms (size varies according to model type).

- All bathrooms and powder rooms to have ceramic towel bar and paper holder, soap dish in main bathtub and all showers location(s) determined by vendor.

- Smooth ceilings in kitchen, laundry and all bathrooms. Sprayed ceilings with smooth borders in all other areas except closets.

- 2 1/4" Hardwood in Great Room as per plan and from vendor's samples.

- 36 oz. boardloom with 10mm. chipfoam underpad, as per floor plan

- Imported 12" x 12" ceramic tile from vendor's samples in front entry, bathrooms kitchen, and finished laundry rooms as per plan.

- General finish to be equivalent to that of ground floor finish where applicable.

- Legend Creek Homes (Parkview) Ltd. guarantees the workmanship and materials of your new home for a full year.

- Guarantee backed by the Tarion New Home Warranty Program and,
a full two years coverage on electrical, plumbing, heat delivery and distribution systems and water penetration throughout the building envelope and,
a full seven years coverage on major structural components.

- Subject to the Agreement of Purchase and Sale, the Vendor shall have the right to substitute other products and materials for those listed in this Schedule or provided for in the plans and specifications provided that the substituted products and materials are of quality equal to, or better than, the products and materials so listed or so provided.

- Floors and specific finishes will depend on Vendor's package as selected. All specifications, dimensions and materials are subject to change without notice.

- The vendor is not responsible for shade differences occuring from different dye lots on broadloom, roof shingles, hardwood flooring, cabinetry or brick. Colours and materials will be as close as possible to vendor's samples but not necessary identical.

- Granite is a naturally occuring material and colours will be as close as possible to vendor's samples but not necessary identical. Seems may appear in granite countertops where applicable.

- The purchaser acknowledges being advised and accepts that any hardwood flooring installed in the Real Property is made to kiln-dried natural materials which is subject to natural shrinkage (typically in winter when humidity levels tend to be low) and expansion (typically in summer when humidity levels tend to be high) for which the Purchaser agrees is not the responsibility of the Vendor and agrees to fully idemnify the Vendor in respect of such issues. The purchaser further acknowledges being advised that the purchase of a humidifier for the Real Property is recommended by the Vendor so as not to expose such hardwood flooring to extended periods of humidity levels that are outside the recommended range of forty to fifty percent.

- Transition strips shall be used to bridge flooring height differentials due to flooring material thicknesses.

- Due to the many variables that can affect the outcome of a stain colour on wood, staircase rail and spindle colour may not be identical to match flooring.
